Hyderabad has had healthy growth in office space over the past few years, resulting in growth prospects in the flexible workspace. Today, the city has 4.8 million square meters of adaptable space stock, ahead of the larger metro like Mumbai, which has only 4.5 million square meters.
According to JLL, Hyderabad is currently one of the fastest-growing markets in the country. While the national average of the market penetration of flex spaces in the total office stock stands at 3 percent, the city has penetrated 4 percent, the second-highest in the country after Bengaluru with 4.8 percent.
Hyderabad’s spatial distribution is much higher than Mumbai, NCR, Pune, Chennai, and Kolkata. As a result, the city has attracted all the leading flex space operators, including WeWork India, Awfis, SmartWorks, CoWrks, and 91springboard.
WeWork is one of the leaders in the flex space segment, and it saw the prices of flex space in Hyderabad in the region of Rs 5000-30000 per desk per month in central and secondary business districts and Rs 4000-25000 per desk per month in the sub-urban and peripheral business areas of Hyderabad.
